Our Programs and Services

ANHS has a versatile array of housing rehabilitation, financing and counseling tools for creating safe and affordable housing opportunities. Some of these programs are available to all Grays Harbor County residents while others serve only City of Aberdeen residents at this time. ANHS also periodically assists other non-profit and governmental organizations on a fee-for-service basis. An overview of current ANHS programs and services by category follow below.

Loan Programs

  • Home Improvement Loan Program
  • Area: Grays Harbor County
    Description: Loans to low-income homeowners for fixing-up homes. Special emphasis is placed on health and safety items, especially on structural, electrical, plumbing, and mechanical problems. Loan amounts can range from $1,500 to $30,000 depending on need.
    Rates: Varies
    Funder: Community Development Block Grant Program

  • First Mortgage Program
  • Area: Grays Harbor County
    Description: Homeownership program that includes both purchase and rehabilitation options for people of all income levels. A 5% down payment is required, but up to 3% can be from borrowed sources
    Rates: Interest rates are based on income levels
    Funder: Neighborhood Housing Services of America

  • Home Ownership Down Payment Program
  • Area: Grays Harbor County
    Description: Loans up to $15,000 for down payment and/or closing costs on single-family, owner-occupied homes. It can also be used for "necessary rehab" work. Can be a second lien on property behind a bank loan or first lien on owner contract.
    Rates: 10 to 15 year fixed interest rate of 8%, plus 2% closing fee
    Funder: Northwest Area Foundation and Neighborhood Reinvestment Corporation

  • Down Payment Assistance
  • Area: Grays Harbor County
    Description: Loans up to 15% of appraised value on a purchase
    Rates: 10 to 15 year fixed interest rate of 8%, plus 2% closing fee
    Funder: Washington State Housing Finance Unit

  • First Mortgage Lenders
  • Area: Grays Harbor County
    Description: Private mortgage program for low- and moderate-income homebuyers allowing simultaneous participation of CDBG rehabilitation and Housing Finance Unit down payment assistance funds. Housing costs may exceed 30% of homeowner's income.
    Rates: Market interest rates and standard repayment schedules
    Funder: Timberland Bank and Anchor Savings Bank

    Housing and Financial Counseling

  • Housing and Financial Counseling Program
  • Area: Grays Harbor County
    Description: Free counseling in mortgage default, pre-purchase analysis, Landlord Tenant Act, pre-foreclosure sale, pre-rental, refinancing, budget, and monetary management, and reverse equity mortgages. These programs are beneficial to homeowners, homebuyers, landlords, and tenants for learning their rights and responsibilities under the law.
    Funder: Neighborhood Reinvestment Corporation, Dept. of Housing and Urban Development, and CDBG funds.

    Current Fee-for-Service Projects

  • City of Aberdeen Good Neighbor Revolving Loan Fund
  • Description: ANHS is currently servicing around a dozen downtown facade improvement loans for the City of Aberdeen. The city pays ANHS a fee for this service.

  • Neighborhood Housing Services of America (NHSA) Loan Servicing
  • Description: NHSA is a secondary market that frequently purchases ANHS loans. When NHSA purchases these loans, they retain ANHS to service the loans for them for a fee. ANHS currently services about 40 such loans for NHSA.

  • Oakview Association
  • Description: The Oakview Association owns and operates two single-family residences in the City of Elma for developmentally disabled adults. Funding for the construction of this project came from a HUD 811 grant while Harbor Alternate Living Association (HALA) provides support services. ANHS receives a management fee for assisting the Oakview Association in unit management.

  • City of Hoquiam CDBG Housing Rehabilitation Program
  • Description: ANHS provides construction management and loan servicing on fee-for-service basis to the City of Hoquiam for their CDBG Housing Rehabilitation Program.

  • Mabton NHS Loan Servicing
  • Description: When the Mabton NHS went out-of-business, the State of Washington and the Home Security Bank contracted with ANHS to service outstanding loans on fee basis.

    Housing and Financial Counseling

    "You can tell a lot about a person by the friends he keeps." This old saying is as applicable to an organization as to any individual. A large part of ANHS' success story has depended upon the many friends who have supported the organization. ANHS praises and thanks all of these wonderful people and organizations.
